Where do you grab a cold-pressed juice on Greenwich Street this fall? Two options closed within a week of each other this summer. Joe & The Juice shut its 295 Greenwich shop on Friday, July 31. Tribeca Citizen reported on August 4 that Juice Press had closed for good at 415 Greenwich and Laight. Both were quick in-and-out counters, one at each end of the neighborhood's stretch of the street.
The spaces around them are going to very different tenants. North of Duane, the new leases are restaurants with long bars, private rooms and full dinner menus. Near Chambers and Warren, they are a bank branch and a tax-software storefront. Greenwich Street used to look much the same from one end to the other. This fall its two ends are taking on separate jobs.
North of Duane, the new tenants want you to stay a while
The busiest block is Independence Plaza at North Moore. The Friedmans and Suram group, run by the same family, split the former Caliza space at 378 Greenwich into two restaurants. Suram Sushi + Ramen opened first, in late August. Friedmans Tribeca was open next door by September 17. Its menu runs all day, from lemon ricotta pancakes and pastrami hash to schnitzel, brick chicken and meatloaf at dinner. The room keeps Caliza's bar along the entire south wall and its raised sidewalk café, which is partly covered. A private room with sliding doors sits in the back.
One corner south, at Greenwich and Harrison, Matchaful soft-opened in Independence Plaza on August 25. Founder Hannah Habes added a kids' menu and a matcha drink made only for this location. It is the one counter-service opening on this stretch.
Farther north, North Bar at 458 Greenwich and Desbrosses closed for the summer to remake itself. It came back as True North, Katie Leonard's new version of the bar, and Tribeca Citizen reported it open on September 28.

The two biggest rooms are still behind paper
The openings on this stretch with the most ambition are the two that have not opened yet. That matters for anyone planning a dinner in October.
Ludico Tribeca is taking the former Sarabeth's at 339 Greenwich and Jay. It comes from the owners of Beefbar. Mahween Rahman and her sons Aqib and Tareef showed Tribeca Citizen the construction in May. David Rockwell, a longtime Tribeca resident, designed the space with 150 seats in the front room facing Greenwich. The old front bar is gone, replaced by a longer bar in the back room that opens onto Jay. Chef Nelson Gonzalez runs the kitchen. The sources disagree on the food. Tribeca Citizen describes an Italian restaurant, while Wally magazine calls it Spanish and Mediterranean and gave a planned opening date of September 19. Wine Spectator lists it only as a fall 2026 opening. None of these sources confirms that the doors have opened. A walk past Jay Street will tell you more than any published date.
Farther north, at 428 Greenwich and Laight, the former Sushi Azabu space is being split between two Tokyo imports. Chef Satoru Tanaka's wagyu restaurant, Nikuya Tanaka, will be in the basement. The ground floor goes to an outpost of Land Bar Artisan, run by bartender Daisuke Ito. The New York Post reported about 40 seats, and Tribeca Citizen questioned how the room could hold that many. As of early October, Tanaka's own site still says "coming soon" over the 428 Greenwich address, with no date.
"The bar is scheduled to open this fall. More TK when I can get in touch."
Tribeca Citizen wrote that line in July. By early October, nothing more specific had been posted.
When both open, the stretch from Jay to Desbrosses will have a 150-seat Rockwell dining room, a Tokyo cocktail bar, a basement wagyu counter and a two-restaurant pair at Independence Plaza. All of these places are built around a long meal. The only quick-stop counter north of Duane that closed this year, Juice Press, has not been replaced by another one.
Near Chambers, the storefronts are going to services
At the south end of the street, the turnover runs the other way. Tribeca Citizen reported on August 25 that Chase planned to take the former Joe & The Juice at 295 Greenwich, and possibly the adjoining Gee Whiz space too. No opening date has been given. Joe & The Juice is not leaving Tribeca. It is moving to the former Pret A Manger at 100 Church, off Greenwich.
Two blocks down, at Greenwich and Warren, TurboTax is planning a location at 270 Greenwich. A reader comment on September 10 said it had not yet opened.
The closure that drew the most comment was Koh's Kids at 311 Greenwich and Chambers. Grace Koh founded the children's clothing store in 1995 and lived upstairs. She retired in 2015 and sold the business to Jared Levine of Jamari International, who ran it until it closed this September. Tribeca Citizen's editor called it "the end of an era." She also listed the children's shops still open nearby: Babesta on Warren, My Little Sunshine at Hudson and Hubert, The Little at Greenwich and Beach, and Naturino, which just moved around the corner to Chambers. The same report notes that Baby Cottons just closed, and that Jacadi and Livly closed in 2025. Of that list, only The Little is still on Greenwich Street itself, and it sits north of Duane, at Beach.
Duane Street sits right on the line, and October uses it
The calendar this month matches the street. Chabad of Tribeca's family street fair, Rock the Block, takes over Duane between Greenwich and Hudson on October 18. That is the block where the two halves of Greenwich meet. Here is the rest of the month, all within a short walk of the street:
- Wednesdays in October, 12:30 to 2 p.m.: the Jazz Lunch Series at Bogardus Plaza.
- Sunday, October 18, 3 to 5 p.m.: the Great Tribeca Scavenger Hunt at Bogardus Plaza, on the same afternoon as Rock the Block.
- Saturday, October 24, 3 to 6 p.m.: the pumpkin-carving contest at Washington Market Park.
- Sunday, October 25, 1 p.m.: the Washington Market Park Halloween parade and concert, starting at Greenwich and Beach.
- Saturday, October 31, 3 to 7 p.m.: the Friends of Bogardus Plaza Halloween Spooktacular.
The parade's starting corner at Greenwich and Beach is a block from 378 Greenwich at North Moore. After the parade on the 25th, Friedmans' all-day menu and its covered sidewalk café are close by. Friedmans does not open until 10 a.m. on weekdays, though its website lists a different time.
One block east, on Reade and Duane
Some of the businesses missing from Greenwich have reopened a block away. Greenwich St. Jewelers moved to Reade Street in 2024, even though the name stayed. Its family business dates to 1976, and it is marking 50 years downtown with a public exhibition at the Reade Street store, "Adornos: Jewelry, Memory, and What We Pass Down." Apollo Bagels has been serving sourdough bagels since early summer at 121 Reade and Hudson, in the former Kings space. Modern Bread & Bagel opened its gluten-free bakery and café at 130 Duane and Church in mid-September. Both serve the quick morning stop that the corner of Greenwich and Chambers no longer has.
Right now, the gap between the two ends of Greenwich comes down to two unfinished spaces. One is the 150-seat room at Jay. The other is the Tokyo bar and wagyu basement at Laight. Until they open, the north end of the street is still waiting on its biggest tenants.
Retail turnover on a single street can change how a building's ground floor is valued and how the blocks around it are marketed.
